If you’re looking for a new-construction home in Windsor, Colorado—but don’t need a large house or a high-maintenance yard—the Prairie Song Cottages by Hartford Homes deserve a closer look.
Located in the growing Prairie Song master-planned community, the Cottage Collection offers detached single-family homes with efficient floorplans, private outdoor space, and a lower-maintenance lifestyle. Current builder inventory dated August 2026 includes homes priced from the low $400,000s to just under $500,000, with move-in-ready options as well as homes scheduled for later completion. Pricing and availability can change quickly.
What Are the Prairie Song Cottages?
The Hartford Homes Cottage Collection consists of standalone homes with no shared walls. That distinction matters: buyers get the privacy of a detached residence while keeping the size and maintenance more manageable than many traditional single-family homes.
According to Hartford Homes, Cottage Collection plans offer:
- Two to four bedrooms
- Up to three bathrooms
- One- or two-car garages, depending on the plan
- Private, fully fenced courtyards
- Water-wise, low-maintenance landscaping
- Two-story floorplans designed to use space efficiently
Prairie Song Cottage Floorplans
Hartford offers several Cottage Collection floorplans, including:
- Clover: Approximately 1,024 square feet with two bedrooms and one-and-a-half bathrooms.
- Magnolia: Approximately 1,152 square feet with two bedrooms and two-and-a-half bathrooms.
- Marigold: Approximately 1,485 square feet with three bedrooms and two-and-a-half bathrooms.
- Sage: Approximately 1,538 square feet with four bedrooms and three bathrooms.
- Willow: Approximately 1,827–1,830 square feet with up to four bedrooms and three bathrooms.
This range gives buyers several ways to right-size. A smaller plan may work well for someone moving out of a larger home, while the three- and four-bedroom plans can accommodate guests, a home office, or a growing household.
Current Prairie Song Cottage Availability
Hartford’s August 2026 availability sheet shows a mix of move-in-ready homes and additional cottages with estimated completion dates in September 2026 and January 2027. Current inventory includes Magnolia, Sage, Marigold and Willow plans, with listed prices ranging from approximately $414,650 to $497,770.
Because new-construction inventory, incentives and pricing can change frequently, buyers should verify the latest availability before making plans around a specific home.
An Interesting Option: Add an ADU
Another feature worth asking about is Hartford’s option to add an Accessory Dwelling Unit (ADU) on qualifying homes or homesites. Depending on the configuration and builder options, an ADU could create additional space for visiting family, multigenerational living, a private office or flex space, or potentially rental income.
If an ADU is important to you, ask which Cottage plans and homesites currently qualify, along with the additional cost, design options and any community or local restrictions that may apply.
Why Buyers May Like the Cottage Lifestyle
One of the most appealing features is the combination of privacy and simplicity. These are detached homes, but their smaller yards and xeriscape landscaping can reduce the time spent on exterior upkeep. The fenced courtyard also provides usable outdoor space for morning coffee, entertaining, or letting a dog outside.
The cottages may be a particularly good fit for buyers who want:
- A new home at a more attainable Windsor price point
- No shared walls
- A smaller, more efficient home
- Low-maintenance outdoor space
- A lock-and-leave lifestyle
- Access to parks, trails, and planned community amenities

What to Know Before Visiting the Model Homes
The Hartford Homes sales office is currently located at 913 Trumpet Lane, Windsor, CO 80550. Before visiting, it’s worth reviewing current incentives, estimated completion dates, homesite premiums, metro district costs, HOA information, landscaping responsibilities, included finishes, and upgrade options.
Remember that the builder’s sales representative works for the builder. You can have your own real estate agent help you compare homes, review paperwork, understand costs, evaluate incentives, and advocate for your interests. Builder registration policies can vary, so it is smart to contact your agent before your first model-home visit.
Is a Prairie Song Cottage Right for You?
The Cottage Collection offers something that can be difficult to find in Northern Colorado: a newly built, detached home with private outdoor space and a relatively manageable footprint. It won’t be the right fit for every buyer, but it may be a compelling option if you value efficient space, low-maintenance living, and access to a growing Windsor community.
I’m Amy Kilcoyne, a Northern Colorado Realtor with more than a decade of experience helping buyers, sellers, and families make confident moves.
